If you've looked at window cleaning services in Auckland, you may have come across the term "3-in-1 clean." It's the standard WashBros uses on every job — and it's worth understanding what it means and why it produces a better result than a glass-only clean.
A 3-in-1 window clean covers three components on every visit:
1. The glass — both interior and exterior surfaces, cleaned streak-free using professional squeegees and cleaning solution.
2. The frames — the surrounding frame on all four sides of each window, wiped down to remove dust, grime, mould, and buildup from the corners and edges.
3. The sills — the horizontal ledge at the bottom of the window, cleaned of dust, dead insects, pollen, moisture marks, and any mould growth.
Most window cleaners only do the glass. Some will wipe the frames if you ask. Very few include sills as standard. WashBros includes all three on every job, every time.
The glass gets the attention, but the frames and sills are where the problems start.
Frames collect dust and grime in the corners and along the edges. When it rains, or when you open the window, that buildup transfers back onto the glass. If you've ever had windows cleaned and noticed they looked dirty again within a week, this is often why — the glass was cleaned but the frames weren't.
Frames also develop mould in Auckland's humid climate, particularly in south-facing rooms or areas with poor ventilation. Left uncleaned, that mould spreads and becomes harder to remove.
Sills are a moisture trap. They collect everything that settles on a horizontal surface — dust, pollen, dead insects, water marks from condensation — and in Auckland's climate, they're a common site for mould growth. A clean sill is also a finishing detail that makes the whole window look properly done.
Here's what it looks like in practice. A glass-only clean takes less time and costs less per visit. The glass looks good immediately after. But within a week or two, the grime from the uncleaned frames starts working its way back onto the glass, and the sills are still dirty.
A 3-in-1 clean takes slightly longer. The result is a window that looks properly finished — clean glass, clean frames, clean sills. And because the frames and sills aren't feeding grime back onto the glass, the clean lasts longer between visits.
Over time, the 3-in-1 approach is more cost-effective because the windows stay cleaner for longer. The glass-only approach is cheaper per visit but requires more frequent cleaning to maintain the same standard.
Window tracks — the channels the window slides in — are separate from the standard 3-in-1 clean. Track detailing is available as an add-on, and is included as complimentary in the WashBros Monthly maintenance plan.
Tracks collect significant debris over time and are worth cleaning once or twice a year. They're not part of the standard clean because they require a different approach (vacuum, brush, and wipe) and add meaningful time to the job.
