Post-Construction Window Cleaning: What Builders and Homeowners Need to Know

Post-construction window cleaning is a specialist job. The residue left on glass after building work — paint overspray, silicone, adhesive labels, concrete splatter, and plaster dust — doesn't come off with a standard clean. It requires specific tools, techniques, and products.

If you're a builder, developer, or homeowner getting ready for handover or move-in, here's what you need to know.

## What gets left on glass during construction

Paint overspray is the most common issue. Even careful painters leave fine mist on nearby glass, and it bonds to the surface as it dries. The longer it's left, the harder it is to remove.

Silicone residue is left around window frames and joins during installation. Excess silicone smeared across the glass is a standard part of most installs and needs to be carefully removed without scratching the surface.

Adhesive from protective film is another common problem. Builders tape and protective film leave a sticky residue that attracts dust and is difficult to remove without the right solvents.

Plaster and concrete dust settles on glass and, when wet, bonds to the surface. If it dries in place, it can be abrasive to remove.

Stickers and labels from window manufacturers are often left on glass during construction. These need to be removed cleanly without leaving adhesive residue.

## Why standard cleaning won't work

A standard window clean uses water, cleaning solution, and a squeegee. That's fine for regular maintenance. But paint, silicone, and adhesive don't respond to water — they need mechanical removal (careful scraping) and chemical solvents appropriate to the material.

Attempting to remove these with standard cleaning tools risks scratching the glass. Tempered and low-E glass in particular can be damaged by abrasive materials or incorrect technique.

## What we do

Our post-construction clean covers the glass only. We remove:

  • Paint overspray and splatter from glass surfaces
  • Silicone residue from glass (not frames or surrounding surfaces)
  • Adhesive from protective film and stickers
  • Plaster and concrete dust
  • General construction grime

  • We do not strip paint, silicone, or adhesive from frames, sills, or surrounding surfaces — that's builder or painter scope. Our work is limited to the glass itself.

    ## When to book

Ideally, book the post-construction clean after all trades have finished but before the final inspection or handover. If painters are still on site, there's no point cleaning glass they're going to overspray again.

For large developments with multiple stages, we can work in stages as areas are completed.

    ## Pricing

Post-construction cleans are priced separately from standard maintenance cleans — they take longer and require specialist products. We price per pane based on the extent of contamination.

Send us the details — property type, number of panes, and a description or photo of the glass condition — and we'll get a quote back to you quickly.

    ## Auckland's new build market

Auckland's construction market has been running hard for years, with significant residential development in areas like Flat Bush, Botany, Albany, Hobsonville, and across the North Shore. We work with builders and developers across the region on post-construction cleans, and understand the timelines and pressures involved in getting a site ready for handover.

If you're a builder or developer looking for a reliable post-construction window cleaner in Auckland, get in touch. We're set up to handle volume and can work to your schedule.
